Step-by-Step Guide to Buying Your First Home in Southern Manitoba

Buying your first home is exciting, nerve-wracking, and a little overwhelming—but don’t worry, I’ve got you covered! If you’re looking to buy in Morden, Winkler, or anywhere in the Pembina Valley, this guide will walk you through the entire process, step by step.

Whether you’re dreaming of a cozy bungalow, a modern single family attached duplex, or a spacious country property, buying a home is a big milestone. Let’s break it down into manageable steps so you can go from browsing listings to holding the keys to your first home!

Step 1: Figure Out Your Budget

Before you fall in love with a home, it’s important to know what you can afford. A great first step is meeting with a mortgage broker or lender to get pre-approved. This helps you:
✅ Understand your price range
✅ Show sellers you're a serious buyer
✅ Avoid any surprises down the road

💡 Tip: Don’t forget to factor in closing costs, Manitoba Land Transfer costs, property taxes, and home insurance!

Step 2: Make a Wish List

Now for the fun part! Think about what’s important to you in a home:
🏡 How many bedrooms and bathrooms do you need?
📍 Do you want to be in town, on the outskirts, or in the countryside?
🚗 How important is commute time to work, schools, or amenities?

Of course, wants vs. needs is a real thing. You may dream of a huge backyard and a walk-in closet, but it’s good to prioritize what’s most important.

Step 3: Start House Hunting

Once the offer is accepted, it’s time to celebrate (but hold off on popping the champagne just yet)!

Step 5: Get a Home Inspection & Finalize Financing

Before everything is official, you’ll need to:
🔎 Book a home inspection – to check for any hidden issues
💰 Finalize your mortgage approval – your lender will do a final check
🖊️ Sign paperwork with a lawyer – to make the sale legal and official

Once everything is good to go, you’re in the home stretch!

Step 6: Possession Day – Get the Keys!

On possession day, your lawyer will complete the final steps, transfer funds, and—drumroll please—you’ll get the keys to your new home!  In larger cities, you may receive the keys from your lawyer but out here in the Pembina Valley, the local realtors communicate and will get the keys themselves and meet you at your new home to do a walk through.  This involves making sure inclusions were left and that everything works, just like the day you viewed the home. 🎉
